It is very rewarding to see facilities staff apply knowledge we have provided and then improve upon it to ensure optimal building performance. When we troubleshoot mechanical systems, we make every effort to engage the facilities staff and guide them to discover the cause of the problems on their own.
It's very important to us that we verify the cost savings and payback of our recommendations. It's essential to engage a building's ownership, management and facility staff during the audit — without their buy-in, our reports would either sit and collect dust or, worse, be handed to a contractor without detailed specifications.

Mina Agarabi is the Principal Mechanical Engineer at Agarabi Engineering PLLC, a NYC, NYS and Federal WBE certified consulting firm focused on operations and maintenance, on-going Commissioning and energy efficiency. Prior to establishing her firm she conducted light commercial and residential energy assessments and oversaw the installation of numerous energy-efficiency projects at Association for Energy Affordability and Steven Winter Associates. Ms. Agarabi has several years of experience troubleshooting, optimizing and designing both steam and hydronic heating systems in large multifamily buildings.

Apartment Building at East 102nd Street, NY NY
Project Type: Hydronic Heating Replacement
Agarabi Engineering surveyed the building to complete the heat load calculation for property-sized boiler; the new boiler is now less than half the size and reduced the water contect. In order to prevent future flooding, the boiler was raised off the floor, and enough clearance for a pitched flue. The existing convectors in the apartments did not have balancing valves, which is important to gauge the system correctly. We added these by specifying pressure-independent control valves for each apartment series loop to ensure proper flow and improve indoor comfort. The new system is estimated to reduce space heat fuel consumption by approximately 30%.

Project Type: Multifamily Site Visit & Feasibility Study
Agarabi Engineering assisted the audit team in identifying electricity conservation measures estimated to result in a summer peak demand reduction of 12 MW by June 2018, with annual savings of over $10 million. During the site visits, Agarabi Engineering also determined that in-apartment airsealing and ventilation upgrades would reduce stack effect, reduce moisture issue and improve indoor air quality.
Project Type: Housing Portfolio-wide Operation & Maintenance Program
The Partner Portfolio Retrofit Engagement Platform (Partner PREP) program provides advanced energy- and water-conservation technical assistance to affordable housing groups. Developed by Enterprise Community Partners, the program makes low-cost operation & maintenance (O&M) upgrades across each group's entire housing portfolio to yield substantial energy and cost savings.
Both groups achieved portfolio-wide energy and water cost savings of 5-8%, reduced heating and DHW system downtime, and improved tenant comfort at minimal cost.
